Our Services

Finding and viewing your perfect Workspace

  • What sort of properties do you have to rent?

We provide offices, workshops, studios, light industrial, warehouse and storage type units with sizes which range from 100 to 40,000 square foot.

  • How can I find out what other properties you have available?

To find out what other properties we have available, you can either complete a search by visiting the Home page, or you can contact the Enquiry Team by calling 0845 594 3972 or via email.

  • How can I arrange a viewing?

To arrange a viewing of any of our properties you can call the Enquiry Team on 0845 594 3972, alternatively you can email your enquiry.

  • Is there a referral scheme?

Yes - if you are an existing customer and refer Workspace to a friend who takes up office space, you can both choose from either a £1,000 rental credit, or £1,000 of John Lewis/Waitrose gift cards, as our way of saying thank you.

All they need to do is make sure they mention that they are a referral in either their first email or first call to Workspace (and mention you by name, of course).

    Find out more here.

  • How do I rent a space, or more than one space?

When you've found your perfect property, please get in touch with our enquiries team by emailing enquiries@workspace.co.uk for more information.

  • What if I want to share my unit with another company or individual?

Your lease will be the definitive guide. In general, however, sharing of space is not permitted.

  • How long will my lease be?

Most leases are two or three years although we can tailor leases to suit individual requirements in certain circumstances. There is typically a six month break clause for three year leases on some of our properties. This means you can leave your unit if you give us six months written notice. On departure, your deposit will be returned subject to rent arrears and any unit dilapidation.

  • How do I pay?

Payment is either quarterly or monthly by direct debit and in advance.

  • Do I need a Solicitor?

Our leases are written in plain English and based on the standard Law Society lease, so you may choose not to employ a solicitor. We are of course happy to go through the terms with you and ensure you have a working environment that meets your specific needs.

  • Do I pay a deposit?

Yes, as a new Workspace customer you will normally be required to pay three months rent in advance; although certain cases permit a lower amount.

  • Are there any charges other than rent that I would need to consider?

All Workspace customers have three other charges they are liable for. The first is a service charge which covers maintenance, an allocated site manager, security and cleaning of common parts. For some of our properties, building insurance is included in the service charge, for others this is a small additional cost. The second charge is business rates, which are paid direct to the local authority. Please check with the relevant local authority for an exact figure. The third and final charge is for telephones, electricity, gas and contents insurance - where these are relevant. Workspace provide Workspace Plus Insurance, a competitive business insurance cover underwritten by Willis.

Moving in

  • What is in my unit when I move in?

Your unit should be clean and decorated and in good repair. You will need to take over any gas, electricity or telephone services, and your manager will help with this.

  • When can I move in?

This is possible when a deposit has been received together with one months rent and service charge in advance and insurance premium (where this is relevant).
