The start of a new year is often a good moment to take stock of how and where we work. For many businesses, that means rethinking what they really need from a workspace, beyond just desks and square footage. With that in mind, FreeOfficeFinder MD, Nick Riesel, sat down with our head of marketing, Cherry Tian, to talk through our approach to flexible office space and why it continues to appeal to organisations renting offices in London. Their conversation covers everything from flexibility and design freedom to community, support, and what businesses are really looking for as they plan for the year ahead.

To kick things off, how would you describe Workspace’s core offering?

At its heart, Workspace is about giving businesses the freedom to grow.

That starts with flexibility. We offer short leases – typically two years, with a rolling six-month break – but flexibility goes well beyond lease length. We give our customers full freedom to design, adapt and brand their own spaces, so it feels like a real home for their business and team, not a generic office. 

We also make it easy for businesses to scale up or down as they grow, with the ability to move across our portfolio of around 60 distinctive, well-connected buildings across London. 

 

Where do you see Workspace sitting in the flexspace market?

We sit between fully managed serviced offices and more traditional landlord space. Our offer gives the best of both worlds: true flexibility, face-to-face support from our teams on the ground and a community we facilitate with a wide range of events.

Customers get the flexibility and support you’d expect from a serviced provider, but with far more control over their space. Our teams are on site, we actively build community through events, and businesses can shape their workspace in a way that simply isn’t possible in most serviced offices.

 

What type of businesses tend to use Workspace?

Our customers are typically small to medium-sized businesses with 3 to 50 people. We attract a lot of creative and innovative SMEs, from architects and tech start-ups to fashion brands and podcast studios. They’re often growing businesses, looking for a space that can grow with them. They are often creative and want to reflect their brand and culture in their space.

 

What do you think sets Workspace apart from other providers?

We were founded nearly 40 years ago and were one of the first operators and owners of space to focus specifically on small businesses, offering shorter leases and genuine flexibility.

Most flexible office providers take a one-size-fits-all approach. We don’t. Customers can design and brand their own space, move between buildings as they grow, and stay within the Workspace network long-term.

People come to us because they want a home for their business and not a hotel.

 

Finally, what do customers/businesses love about Workspace?

Our customers want more than just desks and a flexible contract.

For many of them, their workspace is their business. It’s where they build their culture, meet clients, and do work that doesn’t fit neatly into a standard office setup – which is why only around half use their space as a traditional office.

They also love our buildings. Many are characterful, often historic spaces, designed with people in mind: good natural light, generous communal areas and cafés that create a lively, social atmosphere. Each building feels different, and each has its own mix of businesses and sense of community.

And customers often mention our people. Having a Workspace team based on site every day builds trust over time. You see the same faces, issues get sorted quickly, and it feels personal – which really matters when your workspace is such a big part of your business.
