The Lightbulb development achieved exemplary results in respect of our sustainable construction targets achieving a BREEAM ‘Very Good’ certification and has an Energy Performance Certificate (EPC) rating of B (29). Our Lightbulb development also ensured that 100% of the timber used was from FSC Certified sources and diverted 99% of the construction waste was diverted from landfill. This project also achieved a Considerate Constructors Scheme Excellent certification.
The Lightbulb has embodied the sustainable and responsible procurement, development and construction principles that we are seeking to embed into all of our developments through our challenging sustainability construction targets.
Historically the site used to be Wandsworth Business Village which was originally utilised during the early 20th Century as a gas mantle factory. Workspace identified that the internal layout of the site was inefficient and the majority of the buildings were coming to the end of their natural life.
The most significant positive effects of the development include those on the economy both during construction and operation and also on improving access to suitable housing. The development replaced the existing development with high quality modern workspace and also delivers a significant amount of housing, including affordable housing. The scheme provides significant regeneration benefits to the local population and workforce, providing a mix of uses within the development reflecting the central location of the site and the proximity to public transport and other services and helping to attract investment into the area. Improved integration with Wandsworth town centre helps with the wider regeneration of the area.
